About the Water Damage Calculator

Water damage restoration is a sequence: control the source and hazards, extract standing water, dry and monitor the assemblies, clean restorable surfaces, remove and dispose of material that cannot remain, and reconstruct only after the retained materials meet the drying goal. Cost depends on the drying class, contamination category, measured affected area, assemblies involved, access, and mold scope. Class and category answer different questions and should never be collapsed into one severity label.

How We Calculate Water Damage Cost

The model normalizes affected area to 10–5,000 sq ft and assigns a canonical profile for each drying class. It prices extraction, drying equipment, moisture monitoring, cleaning, demolition, disposal, and reconstruction as separate lines. Category 2 adds explicit cleaning supplies, PPE, controlled handling, and specialty cleaning. Category 3 adds professional containment, decontamination, and controlled-access allowances and raises planning removal shares; it is not a blanket multiplier. Limited mold is capped at 10 sq ft for budgeting. Larger or uncertain mold adds fixed professional assessment, containment, and remediation allowances because its scope cannot be inferred from floor area.

Major cost factors include: damage class and severity, water source (clean pipe vs. sewage), area affected, mold presence and extent, materials damaged (drywall vs. hardwood vs. concrete), response time (faster = cheaper), and local labor rates.

The six explicit phases produce $1,230 in equipment and reconstruction materials plus $2,130 in monitoring, cleaning, removal, disposal, and reconstruction labor at the midpoint. The total is $2,045–$5,415 with a $3,360 midpoint.

Example 2 β€” 500 sq ft of Class 3, Category 3 water damage with a larger or uncertain mold scope. The model carries 375 sq ft each of planning wall and floor removal, plus professional contamination controls and fixed mold assessment/containment/remediation allowances. The result is $14,676–$48,126 with a $27,013 midpoint: $7,225 in equipment/materials and $19,788 in labor, subcontract, removal, disposal, and assessment lines. This is a planning allowance pending professional scopes, not authorization for demolition or mold work.

Drying scope and reconstruction scope are different

Extraction and drying stabilize the building; reconstruction replaces materials that cannot be cleaned or restored. A quote covering fans and dehumidifiers is not automatically a quote for drywall, insulation, flooring, cabinets, paint, or contents. Ask the contractor to identify moisture-map boundaries, equipment and monitoring assumptions, demolition limits, cleaning method, disposal rules, dry-standard documentation, and reconstruction items separately.

This model displays planning removal shares because it cannot inspect assemblies. Category 3 raises those planning shares due to contamination controls, while Class 4 uses specialty drying instead of automatically assuming maximum demolition. A real restorer should use material type, contamination, moisture readings, assembly details, and accessibility to decide what stays. Do not authorize demolition solely from a calculator percentage.

Safety and documentation before cost comparison

Stop the water source when it is safe, avoid energized wet areas, and treat sewage, rising floodwater, or other Category 3 conditions as professional hazards. Photograph affected rooms and contents, keep invoices and moisture records, and notify the insurer promptly when a claim may apply. Coverage depends on the cause and policy, not simply the presence of water.

For Category 3 water, larger or uncertain mold, hazardous materials, or structural movement, use qualified professionals and follow local requirements. The major-mold selection deliberately uses fixed assessment, containment, and remediation planning allowances rather than pretending that mold equals a percentage of wet floor area. It does not determine whether mold exists, define containment, replace sampling decisions, or supply a written work plan.

Category describes contamination: Category 1 is clean, Category 2 is significantly contaminated, and Category 3 is grossly contaminated. A Class 1 loss can still be Category 3 and hazardous; Class 4 is not simply the worst contamination level.
