How We Calculate Finishing Cost
We normalize floor area, measured exterior perimeter, ceiling height, moisture readiness, flooring, and every room-system option. Interior partition length is a documented planning proxy of floor area divided by 20. Perimeter and partition length produce framed-wall area; drywall and paint use the exterior wall face, both partition faces, and the ceiling. Flooring uses net floor area plus material-specific purchase waste through the shared flooring model. Bathroom, bedroom, egress, HVAC, moisture assessment, trim, electrical, and permits remain separate profiles and line items.

Two 800 sq ft basement examples
Example 1 β a dry 800 sq ft open finished area with a measured 120-ft perimeter, 8-ft ceiling, LVP, and HVAC extension, but no bathroom, bedroom, or new egress window. The model derives 40 planning linear ft of partitions, 960 sq ft of exterior wall, 1,280 sq ft of framed wall, 2,400 sq ft of drywall/paint surface, and 880 sq ft of LVP purchase area. It returns $13,818β$39,436 with a $24,228 midpoint, split into about $11,084 of materials and $13,144 of labor, subcontract work, and permits.
Example 2 β the same geometry with a bathroom, bedroom partitions, a new egress window, and tile flooring. The modeled range rises to $26,978β$85,676 with a $50,288 midpoint: about $27,444 in materials and $22,844 in labor, subcontract work, and permits. Confirm bathroom drainage and bedroom egress feasibility before using those allowances as bid targets.
Finish only after the basement is dry
New drywall and flooring should not be the first response to seepage, condensation, plumbing leaks, or foundation cracks. Select Unknown when testing has not been completed; the model adds a pre-finish assessment allowance and warning. Select Active when dampness or water is present; the result marks moisture as a stop condition and adds an investigation allowance, but corrective drainage, waterproofing, sump, mold, and structural work remain excluded because the right solution depends on the cause.
Ask contractors how they will handle slab moisture, wall insulation, air sealing, treated bottom plates, vapor control, sump access, and flood-prone equipment. A low finish bid that assumes dry conditions is not comparable with one that includes corrective work.
A bedroom label depends on egress and local approval
Partitions and a closet do not by themselves create a legal bedroom. The room may need a compliant emergency escape and rescue opening, minimum dimensions, smoke and carbon-monoxide alarms, heating, ventilation, and other local requirements. This calculator prices bedroom partitions separately from a new egress window so it does not silently charge for both when an approved opening already exists.
If Bedroom is Yes and Egress Window is No, the result warns that no new opening is included. Confirm the existing route with the building department before marketing or appraising the space as a bedroom. Window-well drainage, structural cutting, and utility conflicts can move the actual egress price beyond a flat allowance.
