Repair Safety and Water Problems Before Finishes

A broken spring, falling or unbalanced door, damaged track attachment, active slab movement, or water entering the garage is not a finish-selection problem. Keep people clear of an unsafe door and use a qualified garage-door technician for spring and cable work. Have structural movement and persistent water entry evaluated before ordering a coating.

A floor coating does not stop exterior water, repair a failed drain, or stabilize a moving crack. Confirm that perimeter grading, door seals, drainage, and the slab-moisture condition are compatible with the proposed system. A dry-looking surface is not a substitute for the test method and acceptance limits required by the coating manufacturer.

Sequence Door Work Before the Floor Coating

Ask whether opening repair, electrical work, permits, or finish carpentry is excluded.

For a coating quote, compare the named resin system and layer sequence, surface-preparation method, repair quantities, moisture-test method and limits, mitigation scope, decorative broadcast, slip-resistance approach, topcoat, edge and joint treatment, cure window, and warranty exclusions. A low per-square-foot number is not comparable if it omits grinding, repairs, moisture work, or a compatible topcoat.

What These Garage Estimates Exclude

Regional labor and material conditions can move a real bid outside the modeled range. Measure the work, select the closest scope, review every included line and exclusion, and use contractor quotes and manufacturer documents for the final decision.
