About the Encapsulation Cost Calculator
Crawl space encapsulation is an assembly, not just a sheet laid on the ground. The liner covers floor and foundation walls, while seams, wall terminations, support piers, pipe or duct penetrations, vents, and the access opening require separate detailing. Bulk-water drainage, controlled drying, insulation, structural repair, mold work, radon, combustion safety, termite access, and local code requirements remain distinct design decisions.
How We Calculate Encapsulation Cost
The model adds floor area to perimeter Γ height wall area, then applies the selected 10-, 12-, or 20-mil profile's overlap/detail factor to derive purchase coverage. It derives a planning detail length from 12-ft roll seams, the floor-to-wall transition, four feet per support pier, and three feet per penetration. Liner placement and detailing have separate material and labor lines. Low clearance adds an explicit access line. Drainage separates perimeter drain, sump equipment, discharge/electrical materials, and installation. Dehumidification exposes a planning capacity proxy, unit count, condensate drain, electrical materials, and commissioning. Insulation follows wall area only.

Key cost factors include floor area, measured perimeter and wall height, liner thickness and reinforcement, roll overlap, number of piers and penetrations, access height, surface preparation, bulk-water conditions, drain length and discharge route, sump and backup requirements, dehumidifier capacity and condensate routing, electrical work, wall insulation, termite and fire-protection details, existing contamination or decay, and local labor rates.

Two 1,000 sq ft encapsulation examples
Example 1 β 1,000 sq ft, 3 ft high, 12 support piers, eight penetrations, 20-mil liner, and one dehumidifier assembly. With no measured perimeter, the model estimates 126 linear ft, 378 sq ft of wall area, 1,378 net covered sq ft, 1,516 purchase sq ft, and 314 linear ft of detail work. The result is $3,721β$11,082 with a $6,334 midpoint: $3,178 in liner/detail/dehumidifier materials and equipment plus $3,156 in installation, detailing, preparation, and commissioning labor. Drainage and insulation are excluded.
Example 2 β the same 1,000-sq-ft space with a measured 140-ft perimeter, drainage/sump, dehumidifier, and wall insulation. The model derives 420 wall sq ft, 1,563 purchase sq ft, and 331 detail linear ft. The full allowance is $8,366β$26,263 with a $15,048 midpoint: $7,771 in materials/equipment and $7,277 in labor/subcontract lines. The increase is driven mainly by the explicit drain, sump/discharge, and insulated-wall assemblies.
Square footage alone can understate wall and drainage work
Two crawl spaces can each contain 1,000 sq ft but have different perimeters. The square-footprint proxy is about 126 linear ft; a 20 Γ 50 ft footprint is 140 linear ft. At 3 ft high, that difference adds 42 sq ft of net wall coverage, changes purchase coverage, adds wall seams and floor/wall transition work, and adds 14 linear ft when drainage follows the perimeter. Support piers and service penetrations add further collars, boots, tape, and labor even when floor area stays fixed.
Measure the inside foundation-wall perimeter and count piers and penetrations when possible. Ask bidders to state floor area, wall area, purchase quantity, liner product and reinforcement, overlap, seam method, wall termination, pier and penetration details, drainage length, sump/discharge, electrical work, debris removal, and contamination or wood repair separately.
Control bulk water before sealing the space
Encapsulation manages ground vapor; it should not be used to hide active leaks or standing water. Correct exterior grading, downspout discharge, plumbing leaks, and foundation entry points first. Where groundwater still enters, drainage and a sump may be part of the design. The calculator's drainage option is a perimeter allowance, not a site-specific hydraulic design.
After sealing, provide a deliberate drying strategy and a way to monitor humidity. Dehumidifier capacity, condensate routing, electrical supply, termite-inspection gaps, combustion safety, radon, and local code requirements all need project-specific review. Repair structural decay before covering it with membrane or insulation.
