About the Material & Quantity Calculator

This calculator separates siding takeoff from a full replacement estimate. It starts with exterior wall geometry, subtracts major openings, adds a visible allowance, and then converts the target into the purchase unit used by the selected material. Vinyl is ordered from package coverage, lap products from board length and installed exposure, and brick veneer from units per square foot.

How We Calculate Material & Quantity Cost

Net siding area equals gross wall and gable area minus entered windows and doors. The selected allowance is applied once to that net area. Vinyl quantity equals the adjusted area divided by supplier-stated package coverage. Fiber cement, natural wood, and engineered wood quantity equals adjusted area divided by board length times exposed width. Brick quantity equals adjusted area times the entered masonry-unit density. The result rounds once at the whole-project level, then reports both purchase coverage and rounding surplus. If a supplier unit price is entered, the material budget multiplies it by the final whole-unit order. No market material rate is inferred from an installed-price source.

Factors That Affect Material & Quantity Cost

The most important quantity factors are measured exterior geometry, gable area, major opening deductions, installed plank exposure rather than full board width, exact package coverage, masonry unit density and joint, layout complexity, cut reuse, breakage, color-lot availability, whole-package rounding, and supplier return rules. Trim, corners, starter, flashing, fasteners, mortar, ties, weeps, and freight use different units and are outside this wall-cladding takeoff.

Three worked siding quantity examples

Example 1 β€” default vinyl order. Gross walls and gables total 1,800 sq ft and major windows and doors total 300 sq ft, leaving 1,500 net sq ft. A 10% allowance creates a 1,650-sq-ft target. At 100 sq ft per entered ordering unit, the unrounded requirement is 16.5 and the order rounds once to 17 packages representing 1,700 sq ft. The last 50 sq ft is package-rounding surplus, not another hidden waste percentage.

Example 2 β€” 2,000 net sq ft of fiber-cement lap siding. With 12-ft planks, 7 in of installed exposure, and a 12% allowance, each plank covers 7 sq ft and the target is 2,240 sq ft. The result is exactly 320 whole planks. Enter the actual product exposure; using full board width would under-order overlapping lap siding.

Example 3 β€” 620 net sq ft of brick veneer. With a 10% allowance and an entered density of 7 units per sq ft, the target is 682 sq ft and the takeoff is 4,774 masonry units. Mortar, ties, flashing, weeps, lintels, support, and installation remain separate assemblies.

Measure wall area instead of copying floor area

Indoor floor area and exterior cladding area are different geometries. Measure each rectangular wall as width Γ— height. For a triangular gable, use base Γ— height Γ· 2. Add those surfaces, then subtract major window and door rectangles. A wide one-story 2,000-sq-ft house and a compact two-story 2,000-sq-ft house can have materially different siding areas.

Keep a wall-by-wall worksheet and photograph dimensions before ordering. If plans are available, compare field measurements with elevations rather than assuming the conditioned-floor number is a substitute. Small vents and penetrations can often remain inside the allowance, but large glazed walls and garage doors should be treated consistently across bids.

What this takeoff does not replace

The quantity result is for primary wall cladding only. A complete material order may also need starter, outside and inside corners, J-channel or receiver, trim boards, flashing, fasteners, sealant, weather barrier, insulation, mounting blocks, utility penetrations, soffit transitions, and manufacturer-specific accessories. Brick veneer additionally needs a compatible support, drained cavity, ties, flashing, weeps, mortar, and opening support.

How many squares of siding do I need for 1,500 sq ft?
One siding square represents 100 sq ft of coverage, so 1,500 net sq ft is 15 squares before waste. With a 10% allowance the target is 1,650 sq ft, or 16.5 squares. For 3,000 net sq ft, a 10% allowance produces a 3,300-sq-ft material target. How many pieces of lap siding cover one square?
Divide 100 sq ft by one piece's installed coverage. A 12-ft board installed at 7 in of exposure covers 7 sq ft, so one square requires 14.286 unrounded boards and therefore 15 whole boards if ordered only for that isolated square. Across a whole project, calculate against the total area before rounding so repeated per-square rounding does not over-order.
Does every box of vinyl siding cover 100 square feet?
No. A siding square is a 100-sq-ft estimating unit, but the coverage inside a carton, box, or bundle depends on the exact product and packaging.
