How We Calculate Soffit Cost

We calculate net soffit area as eave perimeter multiplied by overhang width in feet, then apply the selected profile's wasteβ€”10% for aluminum or vinyl and 15% for woodβ€”to the panel purchase area. Each material has its own panels, trim/receiver system, installation labor, fascia material, and fascia labor. Replacement adds soffit removal and, when fascia is selected, a separate fascia-removal line. Net free ventilation area is intentionally not inferred from floor area or panel area.

Factors That Affect Soffit Cost

Key factors include material and finish, eave perimeter, overhang width, panel waste, compatible channels and receivers, fascia scope, replacement demolition, eave access, local labor rates, and the designed mix of vented and solid panels. Example 1 β€” 160 linear ft of 12-inch aluminum soffit. That equals 160 net sq ft; 10% waste produces 176 sq ft of panel purchase area. Replacement without fascia is $1,424–$4,112, with a $2,512 midpoint: $1,392 in panels and trim plus $1,120 in installation and removal/disposal. A new installation with no tear-off is $1,264–$3,632, with a $2,192 midpoint.

Example 2 β€” add aluminum fascia to the same replacement project. The modeled range becomes $2,344–$7,232 with a $4,352 midpoint. The $1,840 midpoint increase comprises $960 of fascia material, $640 of installation labor, and $240 for existing-fascia removal/disposal along the full perimeter.

Measure area before comparing per-foot quotes

Linear footage alone does not describe the amount of soffit. A 160-linear-ft home with a 12-inch overhang has about 160 sq ft of soffit; the same perimeter with a 24-inch overhang has about 320 sq ft and roughly doubles the panel-based material and labor lines. Measure each eave section and its width instead of assuming every side is identical.

Ask bidders to state both measured square footage and perimeter, then separate panels, ventilation pattern, J-channel, tear-off, fascia, access equipment, and hidden wood repair. A quote priced only per linear foot can look inexpensive because it silently assumes a narrow overhang or excludes fascia and disposal.

When soffit damage points to a larger roof problem

Soft wood, staining, peeling paint, or repeated animal entry can be a symptom rather than the whole repair. Before covering the opening, identify whether water is arriving from failed drip edge, gutter overflow, roof flashing, or condensation from blocked attic ventilation. Replacing panels without correcting the source can hide continued rafter-tail and fascia damage.
